Jones, Roach & Caringella, Inc. is a real estate appraisal and consulting firm providing a diverse range of services to corporations, governments, institutions, law firms, and private clients.

Our firm has been offering real estate solutions for over 20 years. The company is managed by Stephen D. Roach, MAI and Robert P. Caringella, MAI, who have combined experience of nearly 50 years. Robert N. Jones, MAI, one of the founders of the company, now enjoys semi-retired status and still provides professional services to our clients. Our spectrum of services includes valuation, consultation, litigation support, and recognized expert testimony.

With emphasis on Southern California real estate, our practice is enhanced by knowledge and experience in this complex and dynamic market. Our specific and comprehensive involvement with the local markets enables expert treatment of relevant market forces and local, regional, and national land use regulations affecting property value. Our extensive experience ensures a customized and informed approach to each property analysis.

To provide our clients with consistent, high-quality services, we maintain a staff of qualified appraisers and researchers whose backgrounds cover every aspect of our range of services. Our professional staff has broad experience in analyzing all types of properties throughout Southern California and in other parts of the country.

Our comprehensive expertise enables our firm to provide our clients with a broad perspective on economic and real estate trends that have an impact on specific valuation analyses. Our familiarity with a broad range of valuation assignments enables us to apply this market background to different specialized value issues, including: condemnation, tax appeal, lease arbitration, bankruptcy, hazardous materials impacts, breach of contract, fraud, construction defect, and other issues in property litigation.

We have extensive experience with a range of property types, including: homes and condominiums, vacant land, apartment projects, mixed-use developments, shopping centers, office buildings, industrial parks, residential subdivisions, master-planned communities, agricultural properties, natural resource properties, and a host of specialized or unusual properties. Specific assignments have ranged from acquisition and development loan appraisals to estate valuations to a wide range of litigation support, including multi-parcel and highly complex valuation analyses. The growth and success of our firm has been based on professionalism, our reputation for a comprehensive and reasoned approach to the solution of difficult problems, and our responsiveness to our clients.

Stephen D. Roach, MAI has been an appraiser in the San Diego area for over 30 years, and has been a co-owner of Jones, Roach & Caringella, Inc. since 1986. His appraisal assignments have included numerous income-producing properties, partial acquisitions, and other significant and complex assignments. He has appraised all property types from individual homes to regional shopping centers and master-planned communities. His current work focuses on difficult and complex valuation and consulting assignments, along with litigation support. Mr. Roach has extensive deposition and trial testimony experience. He holds a Bachelor of Science degree in Real Estate from San Diego State University, the MAI designation from the Appraisal Institute, and is a Certified General Real Estate Appraiser in California. Mr. Roach currently serves the Appraisal Institute as the Vice Chair of the International Relations Committee and as a member of the General Comprehensive Examination Panel. He formerly served as a member and the Vice Chair of the National Education Committee and as a member and the Chair of the Curriculum Subcommittee. He is a member and former San Diego Chapter Board Member of the International Right of Way Association. He has extensive teaching and curriculum development experience for the Appraisal Institute and other organizations. He has taught well over 100 appraisal courses and seminars throughout the United States and in Seoul, South Korea, and currently serves as a visiting professor of condemnation appraisal theory and practice at the International Center for Land Policy Studies and Training in Taipei, Taiwan.
